At Beach Please, we constantly analyze performance data across our portfolio to make sure each property is reaching its full potential. A recent comparison between two similar villas—Villa Oasis (21k) and Villa Vista (4f)—clearly showed how small operational decisions can have a big impact on revenue.
The Challenge: Preparation Time Between Bookings
Both Villa Oasis and Villa Vista share these features:
- Spacious 4-bedroom layouts, each accommodating up to 12 guests.
- Located within the exclusive Tamaran residential community, offering 24/7 gated security.

The main difference is that Villa Vista was configured with a 1-night preparation block between reservations to allow time for cleaning. This meant that whenever a guest checked out, the following night was automatically blocked from the calendar. While this provided extra time for the cleaning crew, it significantly reduced the number of nights available for booking.
We proposed to the owner of Villa Oasis to allow us to remove the 1-night buffer and instead send two cleaners to handle turnovers within the standard 4-hour window. Even if this means slightly raising the cleaning fee to cover the cost of additional staff, the upside in revenue far outweighs the expense. The guests pay the cleaning fee, while the owner enjoys significantly higher income.
The Data: 2 Months, 2 Villas
We compared July 1 – August 31 results for both properties:

The Results: More Availability, More Revenue
By removing the buffer, Villa Vista could gain back 12 extra bookable nights in just 2 months, resulting in a possible increase of +25% revenue.
An unexpected positive result also emerged: despite having a similar review score and features as Villa Vista, Airbnb displayed Villa Oasis more often in search results. The attached Airbnb performance screenshots show that Villa Oasis achieved far higher page views and impressions compared to Villa Vista. This suggests that Airbnb’s algorithm rewards listings with more availability and fewer blocked dates — creating a cycle where more availability = more visibility = more bookings.
