In the commission model, which is how we operate, the rental manager takes a percentage of your overall monthly earnings. Requirements

There are only 4 requirements to join the Beach Please rental program:

  1. The property must have professional photos, and we offer this service free of charge to new Beach Please owners.
  2. Before hiring us for rental management, homeowners must have a Property Manager in place who is available 24/7 for any emergencies. If you do not have one, we have multiple providers we have partnered with.
  3. Must include all the following amenities:
    • Soap, shampoo, toilet paper, cleaning supplies, hairdryer, & iron.
    • On-site washer + dryer
    • Waterproof protectors for matress & pillows.
    • Kitchen supplies such as microwave, refrigerator, dishes, silverware, blender, coffee maker, toaster, wine opener, cups, can opener, pots, & pans.
    • Smart TV and fast WIFI (20 Mbps minimum).
    • A/C, drinking water, and hot water.
  4. Short-term & monthly rentals only.

Rather than charging a setup fee, Beach Please invests in marketing your vacation rental for you. We’ll put together a listing that is optimized for maximum bookings, complete with professional photos and irresistible listing titles & descriptions.

Professional Photography & Staging

Bright and beautiful real estate photography is the best way to stand out and grab the attention of thousands of potential customers. We will stage your space and capture it in a way that brings out the best amenities and appeals to all travelers.

Providing plenty of pictures helps travelers gain a better understanding of what your home offers and what its layout is like. Want to spruce up your space? We offer design consultation and furnishing as a luxury add-on.

Calendar Setup

Let us know which dates you want to block off for personal use. You’ll be able to update this calendar at any time and block off other dates as long as your property isn’t already booked during those dates.

Strategic Nightly Rates

We know Puerto Vallarta and Riviera Nayarit’s seasonality, and how to make it work for you. We’ll research your local competition, offer long-term discounts, and increase prices for times of high demand. Together we can determine the optimal pricing for your place to maximize revenue growth and keep occupancy rates high.

Inventory Setup

You want your vacation property to feel like home for the guests who stay there. We’ll go through our inventory list and let you know what needs to be purchased to make sure you provide everything guests need for a relaxing vacation.

Listing Creation & Publication

We’ll help with writing listing descriptions, come up with an appealing title. Your listing will be published in multiple places online to maximize visibility. Travelers can book your property with Beach Please directly to get the best rates, or on vacation rental platforms like Airbnb and Booking.com.

We can also help you pull off an Airbnb “listing bankruptcy”. We have taken on properties that had poor reviews, but there were underlying problems that resulted in those reviews – rickety furniture, broken TVs, poor wifi, or lack of kitchen supplies. We help take care of these issues and then “re-brand” the property with a brand new listing.

After your property is photographed, set up online, and published, our team will manage your listing and its many bookings across multiple booking channels.

Calendar Synchronization

Our rental management software will make sure your place is never double booked. No matter how many properties you’ve got or booking platforms your listing is on, all of your reservations will appear in one simple calendar. This way it is easy to quickly check availability and view guest information.

Payment Processing

We can process guests’ credit cards across all channels. We can also authorize and release security deposits for each reservation according to your rules.

Mexico Tax Filing

The income you generate through Beach Please is subject to the payment of taxes, such as Income Tax (ISR) and Value Added Tax (IVA). To have full compliance with your tax obligations in Mexico, you must have electronic control of your income and expenses, issue electronic invoices, and submit monthly tax declarations to the Tax Administration Service (SAT).

Our accounting team will help put together a personalized tax strategy. Monthly tax filing service starts at $500 pesos per month to pay the sales taxes (IVA) & income taxes on your behalf to the Mexican Tax Authorities. You’ll receive an annual report of earnings and associated taxes, which comes in handy to not get double taxed if you also declare your taxes abroad.

Self Check-in

Guests can access your vacation property using a key lockbox, smart lock, keypad, or by getting a key from the building staff after the designated check-in time on their arrival date. Based on a recent survey, guests prefer contactless check-in. It is the best option for you and your building staff, especially since it is considered the best-practice for physical distancing.

Teammate Task Management

Our task management software allows you to share up-to-date calendar and schedule tasks for your teammates (cleaning crew, check-in assistant, etc) with automatic notifications – SMS, Whatsapp, or email.

FAQ

How much does rental management cost?

Rental management is based on a commission model of 20% of the monthly net income (before taxes and after subtracting rental platform fees or payment processing fees).
There’s no monthly fee, no commitment to a contract period, and no cancellation fee. This structure means we only make money when you make money, which keeps us motivated to maximize your rental income.

What are the rental platform fees?

Airbnb’s host service fees are relatively low at 3.0% + VAT (airbnb.com/airbnb-service-fees), but guests pay a 14–16% service fee. For direct bookings from our website, Stripe’s payment processing fee is around 4.5%, and guests pay NO service fee. VRBO charges 5%.

If a guest damages the property, how is that handled?

We keep a security deposit for each reservation, usually ranging between $200-500 USD (depending on the property). Also, if the booking goes through Airbnb, there is also Host Damage & Liability Insurance included: https://www.airbnb.com/aircover-for-hosts

Is it normal to charge guests for their electricity consumption?

It is customary for tenants to pay for their own electricity when it is a traditional long-term rental agreement. However, in the vacation rental industry, the operating costs (including electricity, internet, etc) should be worked into the nightly rate rather than charging guests separately for these services. Put yourself in their shoes… just imagine that your hotel ended up charging you extra for using the A/C. How would you rate that hotel at the end of your stay?
