In Mexico, paying your Predial (property tax) is a yearly responsibility, typically due at the beginning of each year. Property taxes in Mexico are relatively low compared to many other countries and are calculated based on the catastral value of the property—often significantly lower than its market resale value.
You will not receive a property tax bill in the mail. Therefore, it’s essential to set a reminder to pay your property taxes on time. To complete your payment, you’ll need your Cuenta Catastral, a unique property tax identification number. This number is required to obtain your yearly Property Tax Assessment from the municipal authority.
The Cuenta Catastral is usually located on your property title deed (Escritura Pública) or in previous property tax receipts. If you do not have access to these documents, you can request the number from your local municipal property tax office by providing the property address or other identification details. Ensure that the property location, title deed name, and Cuenta Catastral all match before proceeding with your payment.

Predial for Bahía de Banderas

- January: 15% discount
- February: 10% discount
- March: 5% discount

Predial for Puerto Vallarta
Discounts are available for those who pay their Predial property tax early. For the municipality of Puerto Vallarta the following discounts will apply:
- Payments in January will receive a 15% discount.
- If you pay in February, you receive a 10% discount.
- And if you pay in March, receive a 5% discount.
