It’s common for owners to overlook the importance of mattresses, bedding, and towels in their vacation rental. Thinking about the best bed sheets for Airbnb vacation rental properties may seem trivial, but they are an integral component of the guest experience.

General Advice

How many sets of bed sheets & towels?

There should be 2-3 sets per bed so that it’s simple and quick to switch them out in between guest stays. In addition, if one set wears out, a backup will always be ready to go. We also recommend at least 2-3 towels per guest.
If you want to offer same-day turnaround after a check-out, we require 3 sets of everything so that the cleaning crew can work efficiently.

How many pillows per bed?

We recommend 1-2 pillows on each bed with additional pillows in the closet available to guests who like to sleep with more. Pillows will make or break a picky guest’s night’s sleep. A few extra dollars could make a huge difference in your Airbnb reviews.

What is the best color?

White is typically the most used color because it looks more luxurious and it’s easy to clean since it can be bleached to maintain a fresh smell, look, and feel. Think about every hotel that you’ve ever visited. What color did they use? White!

What type of bed sheets do you recommend for a vacation rental?

Cotton: Egyptian or Pima cotton for a luxurious and comfortable feel.
Linen: Ideal for a relaxed, textured vibe, suitable for warm climates.
Microfiber: Budget-friendly and durable, but they absorb moisture and trap heat. Since we are a beach destination, we do not recommend this material.

What thread count is best for bed sheets?

A thread count ranging from 300-600 is generally sufficient for soft and durable sheets. However, factors like fiber quality and weave also contribute to overall comfort.

How often should Airbnb bed sheets and towels be replaced?

Fitted sheets and hand towels are the two inventory items you will replace most frequently because they are the most likely to be stained.
Worn, threadbare sheets are sure to result in unhappy guests and negative reviews. If you have a high occupancy rate, replace your sheets every 6-12 months at least. If you’re not booked very frequently, once a year should be fine. Obviously, if we find any tears or stains, they need to be replaced immediately.

Do I need to buy bed and pillow protectors?

Bed protectors are like insurance: you don’t need it until you need it! Once you’ve invested in a good mattress and pillows, you’ll want to protect them from bugs and spills. We require these protectors at all our Airbnb listings and vacation rentals.

Do you charge guests for stained linens or towels?

No, we do not charge guests for normal wear and tear on linens or towels, including stains. However, if linens or towels are intentionally damaged or stolen, or if damage occurs due to gross negligence, we will charge the guest accordingly. We have procedures in place to thoroughly inspect our linens and towels, and we will take appropriate action to address any damages or theft that may have occurred. We understand the importance of transparency and will provide you with a detailed report of any damages or missing items.
